777 Aviation

The 777 Aviation project comprises the renovation of a three-story, 309,000 rentable square foot office building located on an 8.4 acre parcel at the northwest corner of Aviation Boulevard and Hawaii Street in El Segundo, California.  The project will reposition the existing property as an updated single- or multi-tenant, Class-A, shell/core office property, including a full shell & core renovation, including hazardous materials abatement, demolition, site improvements, new utilities, structural modifications, façade renovations, core areas interiors, elevator systems and major MEP systems replacements.  The office building was originally designed by Craig Ellwood & Associates for Xerox in 1968.  It is an architecturally-significant property that also features outdoor sculptures by George Sugarman, a prominent 20th-Century artist.
